Roof Surveys in London: What Every Homebuyer Should Know
The roof is, quite literally, what keeps the elements out of your home. It's also one of the most expensive parts of a property to repair or replace. A full reroofing of a typical Victorian terrace in London can cost anywhere from £8,000 to £25,000 depending on size and specification — yet it's an element that many buyers don't think carefully enough about before exchanging contracts.
As a building surveyor in South London, I've walked up more ladders to inspect more roofs than I can count. Here's what I look for — and what should make you sit up and pay attention.
Why Roofs Matter More Than You Think
A failing roof doesn't just mean a leak in the bedroom. It means water penetrating the roof structure, saturating insulation, potentially causing wet rot in the timber rafters and ceiling joists, and potentially causing significant damage to interior finishes and electrics. Left unaddressed, a roof in poor condition can cause damage that costs far more than the roof itself to put right.
What We Check During a Roof Inspection
Roof Covering
On Victorian and Edwardian terraces in Brixton, the original roofing material was typically Welsh slate. Many properties have been re-covered over the years — sometimes with natural slate, sometimes with concrete or clay plain tiles, sometimes with lower-quality materials. We assess:
- Overall condition and remaining lifespan of the covering
- Broken, slipped or missing slates/tiles
- Evidence of moss and vegetation growth (which can trap moisture and lift edges)
- Whether the covering has been previously repaired piecemeal
Chimney Stacks
Brixton's Victorian terraces almost all have chimney stacks — often multiple. Common chimney defects include:
- Deteriorated flaunching (the mortar around the base of the pots)
- Failed lead flashings at the roof junction
- Cracked or defective chimney pots
- Structural movement in the stack itself
- Evidence of previous repairs using incorrect materials
Roof Structure (from the Loft Space)
Where a loft access hatch is available, we always inspect the roof structure. This allows us to check:
- Condition of rafters, ridge board, purlins and wall plates
- Evidence of timber decay (wet rot, dry rot)
- Previous repairs and alterations to the structure
- Adequacy of ventilation within the roof space
- Evidence of water ingress (staining, damp patches)
Flat Roofs
Many Brixton terraces have flat roofs over rear extensions and back additions. Flat roofs have a shorter lifespan than pitched roofs and require closer attention. We check for:
- Ponding water (indicating inadequate falls)
- Splits, cracks and blisters in the felt or membrane
- Condition of upstands and parapet flashings
- Evidence of previous patching
What Does a Failing Roof Cost to Repair?
Repair costs vary enormously by the nature and extent of the problem:
- Minor repairs (replacing broken slates, repointing chimney): £500–£2,000
- Flat roof re-cover: £1,200–£4,000
- Chimney repointing and repair: £800–£3,500
- Roof structure repairs (rafter/purlin): £1,500–£8,000
- Full reroofing (pitch roof): £8,000–£25,000+
Can I Check the Roof Myself Before Commissioning a Survey?
To some extent. From the ground and from an upstairs window, you can often spot obvious issues like missing slates, sagging ridgelines, overgrown gutters and chimney pots that lean or are missing. But these are just the issues visible from the ground — a trained surveyor with binoculars, a ladder and access to the loft space will see much more.
Case study: A client buying a terraced house near Herne Hill was reassured by the vendor's estate agent that "the roof was replaced five years ago." Our Level 3 survey found that only the rear extension flat roof had been replaced. The main pitched roof was in poor condition, with several slipped slates, deteriorated flaunching to two chimney stacks and evidence of water ingress staining to the ridge board. Estimated repair cost: £6,500. The client used this to negotiate a £5,000 reduction.
