Surveying Services in Brixton
From Level 2 HomeBuyer reports to Level 3 building surveys, property valuations and party wall services — our local RICS chartered surveyors provide the complete range of residential surveying services across South London.
RICS Level 2 Home Survey (HomeBuyer Report)
The RICS Level 2 home survey — sometimes still called a HomeBuyer report — is the most commonly requested survey for properties that are in reasonable condition and of conventional construction. It's ideal for post-war homes, modern flats and properties that haven't been extensively altered.
Our Level 2 surveys use the standard RICS condition rating system: Condition 1 (no repair needed), Condition 2 (repairs needed but not urgent) and Condition 3 (serious defects requiring urgent attention). This traffic-light approach makes it easy to understand your survey at a glance.
Case study: A client buying a 1970s maisonette in Stockwell was unsure whether to get a Level 2 or Level 3 survey. We recommended a Level 2, which identified moisture in the bathroom wall and a poorly installed boiler flue — issues that led to a £4,500 price reduction.

Every element is rated 1, 2 or 3 so you can instantly see what needs attention.

RICS Level 3 Building Survey (Full Structural Survey)
The RICS Level 3 building survey is the most comprehensive survey we offer. It's also the one we recommend most often for Brixton properties — because the vast majority of homes here are Victorian or Edwardian terraces, which have specific vulnerabilities that only a thorough Level 3 investigation properly addresses.
Where a Level 2 survey records what's there, a Level 3 goes deeper: it investigates the likely causes of defects, assesses their seriousness, and provides detailed advice on what repairs are needed. Think of it as the difference between a GP check-up and a specialist consultation.
Case study: We carried out a Level 3 survey on a Victorian terrace on Brixton Hill. The Level 2 survey another buyer had received only flagged minor damp. Our Level 3 investigation revealed significant lateral spread in the front bay, caused by decayed wall ties. Repair costs: approximately £22,000. The client used this to renegotiate a substantial price reduction.

Lease Extension Valuations
If you own a leasehold flat — particularly common in Brixton's converted Victorian houses — a short lease is one of the most significant risks to your investment. A lease with fewer than 80 years remaining is harder to mortgage, harder to sell, and the cost of extending it rises sharply as it falls below that threshold.
Our specialist lease extension valuation service helps you understand your premium calculation under the Leasehold Reform, Housing and Urban Development Act 1993, navigate the formal process and negotiate confidently with your freeholder. We work closely with specialist leasehold solicitors and can recommend trusted contacts if needed.
Client story: A Brixton flat owner with a 72-year lease was told by their freeholder the premium would be £18,000. Priya's independent valuation calculated a figure of £11,500. After formal negotiation, the client settled at £12,750 — saving nearly £5,000.
New Build Snagging Surveys
New-build homes aren't infallible. In fact, industry research consistently shows that the average new-build property has around 150 defects at the point of handover. Our snagging survey service gives you the independent verification your developer doesn't want you to have — and the leverage to get defects fixed before you move in.
We carry out snagging surveys on new-build homes across South London, including developments around Vauxhall, Clapham and Brixton. Our reports are comprehensive, photographic and ready to hand directly to your developer for remediation.
Cost: From £350 depending on property size.

Services FAQ
For a Victorian terrace in Brixton — which is most of the properties in the area — we almost always recommend a Level 3 building survey. Victorian properties have specific vulnerabilities: clay soil movement, original timber frames, single-skin extensions, chimney issues and party walls that may have been altered over the decades. A Level 2 survey simply isn't designed to go deep enough for these properties. The extra cost of a Level 3 is routinely recovered through price renegotiation.
We aim to carry out surveys within 3–5 working days of booking in most cases. During busy periods (spring and autumn are peak times for property purchases in London), it may take slightly longer. We recommend booking as soon as your offer is accepted, rather than waiting until exchange is imminent. This gives you time to respond to any findings — whether that's renegotiating the price or commissioning specialist reports.
Absolutely — and many of our clients do. Our reports include indicative repair costs where relevant, which gives you a clear basis for renegotiation. We always recommend seeking a few quotes from contractors before using our figures, as these will be more precise. We're also happy to discuss specific findings by phone if you need help understanding the implications for your negotiation.
Yes. While Brixton is our home base, we cover all of South London and take instructions across the wider London area. View our full coverage area. For properties outside Greater London, please contact us to discuss — we may be able to help or recommend a trusted colleague.
